How to perform routine maintenance on a torsion spring garage door

Routine general maintenance and lubrication of your garage is essential to ensure component life and safe, trouble free operation.Most component failure can be prevented with routine maintenance and inspection. Your garage door has many moving parts, and there is a lot of metal to metal friction that requires lubrication on a regular basis. Proper and frequent lubrication is the single most important thing you can do to ensure trouble free operation of your garage door. The following should be performed twice a year.

Cables, track, rollers, door sections and all other components of your garage door system contain many sharp edges, burrs and pinch points. It is essential that you wear gloves, preferably leather, as you are inspecting and servicing your garage door.
Do not attempt any garage door related repair unless:
1) You utilize the proper tools and safety equipment. Safety glasses and gloves must be worn at all times. Work boots are recommended. Loose fitting clothing and jewelry should NOT be worn during any repair.
2) You must possess a reasonable amount of mechanical aptitude and experience.
3) You are physically able to complete the task (climbing ladders, using wrenches and installing springs require a reasonable amount of physical strength, agility and ability).
4) You are able to completely read, precisely follow/understand the instructions.

TOOLS NEEDED:

Step 1
First, unplug garage door opener then disconnet garage door opener from garage door.

Step 2
With the garage door clamped in the open position, inspect cables for wear or rust at the attachment point, replace if needed. See directions on replacing cables and bottom brackets.

|
Step 3 Wearing gloves, inspect track. Look for any deformities or signs of wear. Check the radius and the joint repair/replace as needed.
|
|
|
Step 4 Close, lock and clamp garage door.
|
|
Step 5 Wearing gloves, inspect entire cable. Replace if needed.

Step 6 Inspect all rollers for wear, replace worn rollers as needed. See our "How to" section on roller replacement.

Step 7 Inspect end and center bearings.

Step 8 Check all fasteners and tighten as needed.
|
|
Step 9 Lubricate all rollers (wheel & shaft), torsion springs, end bearings, center bearings and locks as needed. With garage door open and clamped, apply a thin coat of lubricant to tracks.

Step 10 With garage door open and clamped, apply a thin coat of lubricant to tracks.

Step 11 Open and close garage door several times to disperse lubricant.

|
|
Step 12 Re-attach garage door opener and then plug the garage door opener into a grounded outlet.
